<p>I recently purchased a box of 16mm films at an estate sale. Mostly home movies circa WWII, however there was 1 film loaded on an unmarked reel inside an unmarked box. It consists of several 2 1/2 minute episodes of Bebe, Zona, and Lou. 3 naughty girls who love to show their underwear. <p> Contrary to popular belief, staging a home for sale is not redecoration. When you redecorate a home you target the seller and the personality of the seller. On the other hand, staging a home for sale specifically targets the buyer. There is preparation that must be done even before you begin to stage a home for sale. This article will look at a few preparation strategies before you stage your home.</p>
<p>Staging a home for sale focuses<span id="more-19"></span> on improving a property to make it appeal to the largest number of buyers. The home is transformed into a welcoming, appealing, and attractive home for sale.</p>
<p>Staging also raises property value through reduction of the home&#8217;s flaws. The house should be depersonalized, free of clutter, cleaned and landscaped. We will consider a few more things that need to be done when preparing a home for staging.</p>
<p>If you have the space for it, I recommend getting a big dumpster and arrange for it to be hauled away when full. Get a good size one. The dumpster can handle more than you think, don&#8217;t panic. Go through your stuff and toss away everything that you&#8217;ll never use.</p>
<p>Get regular size boxes 16&#8243; x 12&#8243; x 12&#8243;. This box size is just about perfect. Consider some of their larger boxes, too, for things like dishes, toys and other things you have. Remember, if it&#8217;s a big box and you fully stuff it, it&#8217;s going to weigh a lot more than a smaller box similarly stuffed.</p>
<p>Invite your friends over for a party as they help you pack. Be sure to wrap your dishes in something soft like the big bath towels.</p>
<p>Write on the boxes with a black felt tip marker information such as:</p>
<p>1. The room it goes in.</p>
<p>2. Once you know the number of boxes for a given room, you can write the box numbers like this, #4 of 7.</p>
<p>3. Indicate the contents and whether they are fragile.</p>
<p>If you&#8217;ve hired movers, do not let them move things like your computer or things that are irreplaceable if damaged. Move these yourself. You&#8217;ll take much better care of them than the movers will, even if you mark a box fragile for them.</p>
<p>If it&#8217;s a big move, offer to buy the movers lunch. Fast food or pizza will do. They&#8217;ll love you for it, and will generally take much better care of you.</p>
<p>If they deserve it, give the movers a good tip. Where they courteous? Did they make a reasonable effort to be careful with your stuff? Give them a tip, don&#8217;t be a miser.</p>

<p>Does this mean that it<span id="more-17"></span> is too late to buy in this area? Definitely not, because while property prices here might be a little on the high side you are also buying the security of knowing that your investment will retain its value even throughout the most trying market conditions. The current crisis brought on by changes to the sub-prime lending legislation changes has resulted in a slight decrease in home sales in the area in the mid-range bracket, but this has left many of the top homes for sale in Houston untouched.</p>
<p>The city itself is second on CNN&#8217;s list of best new places to live in Texas, and is on the top ten of it&#8217;s &#8220;best new places to live in USA&#8221; list as well. This is largely due to the state of the property market, and the fact that you can buy large, high quality homes here for reasonable prices. These ratings reflect positively on the property market, and are a good indication of future stability and growth.</p>
<p>The reason that the low-range houses (those between $80,000 and $140,000) have been so badly affected in terms of sales is because these are the homes most commonly purchased with money from sub-prime mortgages. Since these mortgages are more difficult to come by since the legislative changes took place, many potential buyers are unable to find funding to purchase homes.</p>
<p>This is not exactly a pity, because it is creating buyer demand for the top homes for sale in Houston, as well as for some of the smaller homes that are being developed as part of larger planned developments. This is in turn creating healthy seller competition, and agents are doing their best to get everybody the best deals possible whether they are entering the market or leaving it. However, local property analysts claim that there is very little to fear, and you will do equally well by selling your home at the moment, or hanging on to it for a year or two. <p>If you have children, you will definitely want to consider relocating here during this period, because from here you get access to some of the best schools in Texas, as well as getting the best deals on property. <p> Many a home party consultants find it very difficult to realize a profit through their home party business.  As a direct sales home party marketing coach and consultant, these are the obstacles  I continue to hear  that many in direct selling continue to face: </p>
<p>*I am not able to sell</p>
<p>*My living room, garage and bedrooms have all turned into a product storage warehouse!</p>
<p>*My spouse is threatening to cut me off f<span id="more-13"></span>inancially if I don&#8217;t turn a profit ASAP!</p>
<p>*My friends and family avoid me and are tired of my schemes!</p>
<p>*My upline keeps calling asking me to take one for the team and double my product volume!</p>
<p>*I am tired of buying leads, using the 3-foot rule and talking to dead beat leads!</p>
<p>*My no-show rate is so high.  No one attends my home parties.</p>
<p>*I have spent 1000&#8242;s of $$$ and in 5,6,7 months haven&#8217;t enrolled anyone!</p>
<p>I can appreciate these frustrations; after all I was there once!</p>
<p>All these complaints if you will are tied to the fear of selling and fear of rejection. Of course it is going to be very difficult to realize any home party sales and profits for that matter at this rate!</p>
<p>Often during my discussions many people will be quick to tell me that they do not want to sell.  That response begs the question why did you get involved in a direct selling business?  When pushed further, many begin to realise what they are afriad of is coming across like the pushy car salesman.</p>
<p>Much of this fear of selling comes of course from the dreaded objections that many people inevitably come up with as to why they simply will not, cannot or choose not to use your services.</p>
<p>There are a number of things I would like to highlight:</p>
<p>1.    The business you are involved in is direct sales or direct selling.  <a rel="external nofollow" target="_blank" href="http://www.homepartyplansuccesstips/blog" target="_blank">The avenue for the sales to be made is home parties</a>.  In order to get the white mercedes, the pink cadillac, the big home and huge check, you must produce Volume both Personal Volume (PV) and Customer Volume (CV).  These come from making sales.  Your home party company will calculate your total monies due you through sales made and of course there are nice tidy bonus sums for those that meet and exceed direct sales company exepectations!  You my dear friend are in the business of selling.  Should you find you do not like what you do.  It could very well be you are involved in the wrong industry.</p>
<p>2.    As Jeffery Combs says, no one really objects to what you are selling, what they are telling you is they are incapable of making a decision.  Remember that most people are used to being told what to do when to do it and how to do it.</p>
<p>3.    There really is no such thing as an objection.  An objection is much like the child that is constantly acting out.  Are they really acting out or are they asking for attention?  An objection is merely a crafty way of saying “please give me more information!”</p>
<p>4.    When you get an objection, it means you are that much closer to makinng the sale.  When you receive no objects you can be certain you did not reach your intended target.</p>
<p>5.    As my friend Amanda says in her book Go For No “ A no doesn’t always mean “no”.  It just means not now!</p>
<p>6.    You can’t “overcome” your prospect’s objections – but you can give them information and tools that allow them to make a new decision.</p>
<p>7.    The biggest mistake I find many home business owners making is not asking for the sale.  What is the point of a well attend in home party if after a magnificent home party demo you don’t ask for the sale? Truer words have never been spoken.  Ask and it shall be given unto you!</p>

Problem is this is the direct sales industry. There is a reason it is called home party sales and direct selling. Because of this fear of selling, there is a common catch phrase we have been taught “you are not selling, you are sharing!” Might then suggest that with that approach you are not building a successful home bases business, rather you are operating a Non-Profit Organization. Is it any wonder you are frustrated? The BIGGEST myth in the sales is that you have to be a certain type of personality to succeed in sales. Sales is about behavior, ANYONE High Performance.</p>
<p>2) Are You Pursuing Relevant Sales Activity</p>
<p>Many home party consultants are a lot like Alice In Wonderland when she meets the Red Queen. Let me share a little bit about their interactions your sales activity relevant? In Lewis Carroll&#8217;s Through the Looking-Glass there is an incident involving the Red Queen, a representation of a Queen in chess, and Alice constantly running but remaining in the same spot. The scene is often referred to as The Red Queen&#8217;s Race.</p>
